Panel: Value-Add and Opportunistic Office Strategies in APAC MTD TV Office Strategies Forum 2023

Global office investment has plunged in 2023 to levels last seen during the Great Financial Crisis, yet select markets and strategies continue to thrive as fund managers find opportunities in shifting conditions.

While the US, Europe and the rest of Asia Pacific saw investment volumes fall by up to 70 percent in the second quarter compared to pre-Covid averages, South Korea recorded a 15 percent increase and accounting for 18 percent of global volumes as of September, according to MSCI. Given its return to office culture, Japan’s workplace assets also remain integral and present opportunities for value-add plays.

In India, the growing tech sector is propelling investment in offices and business parks by institutional investors aiming to profit from sustainable, quality assets, including Canada’s Ivanhoe Cambridge $1.9 billion venture with Mapletree, CPP Investment’s partnership with local firms Tata Group and RMZ Corp, as well as CapitaLand Investment’s ongoing expansion of its business park platform in the country.
