Asia Pacific’s Top Capital Destinations and Sources

Four of the top five global cross-border capital destinations for land and development site investments in the first quarter of 2024 were in Asia Pacific, according to Colliers Asia Pacific Global Capital Flow May 2024 report.

The report listed China, Singapore, Australia and India within the top five Global cross-border Capital Destinations – Land/Development Sites, in Q1 2024 while Malaysia secured eighth position, reflecting Asia Pacific’s continued expansion, robust economic growth and lower supply level per capital.

In terms of standing assets overall, China and Japan ranked third and fourth respectively, in the list of top ten cross-border capital destinations globally in Q1 2024. Within Asia Pacific, the top 10 capital destinations include China, Japan, Singapore, Hong Kong, Australia, Malaysia, Indonesia, South Korea, India and New Zealand.

The region remains a significant source of global cross-border capital. In the first quarter this year, Hong Kong emerged as the second largest source of global capital while Singapore and China ranked fifth and sixth respectively.

Asia Pacific Sectors on Investor’s Radar

Global investors from the US and UK remain focused in Asia Pacific’s office sector – 64 percent of office sector investments in the region were from global capital. Investors from Asia Pacific are keen on specialised industrial and logistics, particularly data centres and cold storage, and are more likely to invest in existing ESG assets than the global average.

“We have seen significant capital allocations into opportunistic, value-add and core-plus strategies both in the region and from capital in Asia Pacific targeting the US, UK and European markets. Since the start of 2024 we also increasingly see more core capital being raised reflecting the market reset and demonstrates confidence returning to many markets and sectors in the region and beyond.” Chris Pilgrim, Managing Director, Global Capital Markets | Asia Pacific
