With over 22 percent of households already renting their homes and 49 percent of respondents in a CBRE investor intention survey planning to rent in the future, Japan maintains its status as the largest multi-family market in Asia Pacific and continues to witness waves of institutional acquisitions in recent months.

Strong demand from tenants for well-located properties and rental growth in major metropolitan areas has solidified Japan apartments as a favorite among investors seeking downturn-resistant returns. Against a rapid aging population backdrop, opportunities also emerge beyond mainstream residential, such as nursing homes.
