Top Developers Hongkong Land, Swire to Debate Future of the Office at Hong Kong Forum

Hongkong Land’s office portfolio in Central includes Exchange Square and Jardine House

Office leasing leaders from two of Asia’s top commercial developers will be taking the stage at Mingtiandi’s Hong Kong Forum on 14 May, to debate the future of the office in Asia’s priciest real estate market.

Neil Anderson, director and head of office with the commercial property division of Hongkong Land will face off with Don Taylor, director of the office division of rival blue-chip builder Swire Properties, in a panel session which also features insights from Simon Chua, an executive director with Lead8, who co-founded the design consultancy, and Bernie Devine, senior regional director with real estate technology systems provider Yardi.

With average office vacancy in Hong Kong having risen to 13 percent in the first quarter of this year, according to JLL, the participants in The Future of the Office Panel, will explore what landlords are doing to create competitive workplaces and compelling commercial communities in the city.

The panel is part of a full day of programming focused on top real estate issues facing Hong Kong in 2024, with 28 speakers set to take the stage at the Ritz-Carlton in Tsim Sha Tsui. More than 200 industry executives are expected to attend the event in person, with another 300 more ready to follow the action online through Mingtiandi’s MTD TV video platform.

Developers Face Off

With Hongkong Land’s portfolio of commercial buildings in Central district, which include the Exchange Square complex and Jardine House, averaging 6.8 percent vacancy at the end of 2023, Anderson is expected to explain how the developer keeps it properties outperforming the market.

With 25 years of experience in the industry, Anderson oversees leasing in the developer’s office portfolio in Hong Kong, which includes 4.1 million square feet of prime commercial space in Central.

While Hongkong Land dominates the city’s traditional commercial hub, Swire Properties’ Taikoo Place complex in Quarry Bay and Pacific Place in Admiralty, have been attracting more attention as occupiers look to reduce costs and attitudes shift regarding corporate site selection.

Taylor has three decades of experience at Swire and now looks after design, development, leasing and management of the company’s 13.6 million square feet of office assets globally, including completed and under-development projects.

Future-Proofing

Having co-founded Lead8 in 2014, Chua’s team at Lead8 is currently overseeing design for Henderson Land’s Site 3 project in Hong Kong’s Central waterfront. The veteran architect has also led projects including ION Orchard in Singapore, ICC and iAPM in Shanghai, One Bangkok and Taipei iFG.

Yardi’s Devine is among Asia Pacific’s best-known names in real estate technology, with Yardi providing software solutions which enable investors, developers and operators to manage individual assets and global portfolios across asset classes including office, retail, logistics and residential.

The Future of the Office panel will be moderated by Tiffany Lau, founder and principal of advisory, project management and development firm APART Companies.

Industry Leaders on Stage

The Future of the Office panel is one of eight sessions scheduled for this year’s Mingtiandi Hong Kong Forum, building on the success last year’s event which welcomed nearly 200 industry professionals.

Among the forum’s highlights are keynote interviews with Link REIT CEO George Hongchoy and Serakai Group founder and CEO Ben Cha. The program will open with a keynote panel featuring Gaw Capital Partners president and managing principal Kenneth Gaw, CPP Investments managing director of real estate Rebecca Lam, LaSalle Investment Management head of Greater China Claire Tang and Invesco Real Estate APAC head Calvin Chou.

Concluding the full-day event is a spotlight interview with executives from Warburg Pincus and Vlinker on China’s rental residential sector.
