An Integrated Tourism Development Investment Opportunity at Jurong Lake District Sponsored Feature

The world is moving forward from the COVID-19 pandemic and Singapore is at the forefront of doing so, pressing ahead with concrete plans so that we can capture opportunities and build a better future.

Singapore remains a very attractive destination for business and leisure travellers.  The attractions across the island are continuously enhanced and refreshed, delivering a diverse and compelling range of experiences for visitors. Beyond that, Singapore also creates opportunities for investment in new tourism developmental projects, with the newest tourism development in the largest business district outside of the central area, Jurong Lake District. The new tourism development located here provides a great investment opportunity for visionary partners to ride on the post-pandemic tourism growth and capture new and evolving consumer trends.

A Dynamic Business and Tourism Ecosystem

Jurong Lake District will be the focus of Singapore’s development in the next two decades, with the government prioritising the sale of sites within the district.

The 410 hectares site has four main precincts: Jurong Gateway, the existing commercial node around Jurong East MRT station; Lakeside East, a new mixed-use precinct around the future Cross-Island Line station; Lakeside West, a complementary leisure and recreational precinct surrounding Jurong Lake Gardens; and the International Business Park, which will be rejuvenated with more mixed uses in the coming years.

The district offers quality office spaces, attractive homes, ancillary retail and F&B amenities to serve businesses, workers, visitors and the local community. Family-friendly attractions, hotel, recreational and entertainment uses will also be added to complement the Jurong Lake Gardens. When fully developed, it will provide more than 100,000 new jobs and 20,000 new homes.

Fast Connections to Major Hubs

Plans are also in place to develop Jurong Lake District as a major transport hub that connects existing and future rail lines, together with a comprehensive intra- and inter-district bus network that will link the district to surrounding estates. By the early 2030s, 4 major rail lines (North-South Line, East-West Line, the upcoming Jurong Region Line, and Cross-Island Line) will serve Jurong Lake District, improving its connectivity to the rest of the island and bringing jobs closer to homes.

To ensure seamless first and last mile connectivity, an extensive network of park connectors, walking and cycling paths will also be built to make travelling in and out of the district convenient and enjoyable, reducing the reliance on cars.

Sustainable Living

With over 120 hectares of greenfield land available for development and more than 200 hectares of land dedicated to greenery and waterbody in Jurong Lake District, the district is also envisaged to be a world-class sustainability district. All new developments in Jurong Lake District will adopt high sustainability targets and initiatives that would benefit the health and well-being of the local community and visitors.

Unique Tourism Development Opportunity

As Jurong Lake District transforms into a place to grow businesses, the district is expected to incite demand for leisure facilities and short-term stays. To meet this demand, STB has planned the development of a 6.8ha site next to Jurong Lake to become a key lifestyle and tourism hub in Singapore’s largest business district outside the central area.

The new lifestyle and tourism hub is envisioned to comprise a mix of attractions, hotel, retail, F&B and entertainment offerings – all with an emphasis on technology, “edutainment” and sustainability. It will complement existing nearby attractions such as the Jurong Lake Gardens, a new national garden in the heartlands, and the new Science Centre, an iconic and inspiring best-in-class edutainment institution bringing science to life. Together, they will line the waterfront with exciting leisure and entertainment offerings. The tourism development will also be well-integrated with the entire Jurong Lake District through a seamless network of pedestrian-friendly streets and well-designed public spaces, adding to the variety of recreation and water activities available to residents.

Planned to be one of the largest lifestyle developments in Jurong Lake District, the project is a natural leisure destination extension from the existing Jurong Gateway, which already comprises popular leisure and shopping destinations such as JEM, Westgate and the Genting Hotel, located one MRT station away.

Make Your Next Strategic Move

The Request For Proposals (RFP) for the tourism development at Jurong Lake District is now open, and the closing date for the submission of proposals is 18 October 2022. Upon the tender award, the entire site will be leased to the successful developer for 60 years.
