Hines’ One Museum Place Celebrates One Year of a New Shanghai Landmark Sponsored Feature

One Museum Place, a premium grade A office tower in Shanghai’s Jing’An district, celebrated its first anniversary just before China’s Golden Week, marking the coming of age of one of the city’s landmark real estate projects.

In a gala event on the fourth floor terrace of the 22,000 square metre retail pavilion overlooking Shanghai Sculpture Park and the Natural History Museum, executives from Hines, the US giant which developed One Museum Place, celebrated not only one year since the project’s opening but also the support that they have received from the more than 20 companies that now occupy the skyscraper.

The gathering of nearly 200 tenants, business partners and friends served as a reminder not only of One Museum Place’s success, but also of the recovery of China’s economy from the COVID-19 crisis which had slowed activity during the first quarter.

A New Community Hub in Jing’An

One Museum Place is now home to some 4,000 employees from companies including a leading investment bank, a global pharmaceutical giant, a European e-commerce player, a worldwide architecture firm, a UK medical device maker and an e-sports startup backed by one of China’s largest Internet firm.

“At Hines, we are proud to create some of the world’s most innovative commercial and residential projects, but it is our tenants that make One Museum Place a community,” said Hines Managing Director Tina He. “By adding their energy and creativity to their roles in One Museum Place each day, our tenants have taken what our designers and engineers put together and created a new commercial and social hub in the heart of Shanghai,” He added.

Since the close of the first quarter, the community at One Museum Place has been expanding rapidly with Hines’ team having leased a majority of the office tower, including recently completing several significant office leases to well-known international and domestic firms.

An Award Winning First Year

In addition to winning the hearts of tenants, One Museum Place has also garnered recognition from property industry professionals, including being given a Silver award at the MIPIM Asia Awards in Hong Kong in late 2019.

The award at the real estate industry event was the result of a vote by the community of designers, investors and developers attending the 500-person gathering, with One Museum Place being recognised in the category of Best Green Development. Also in recognition of its sustainability, the office tower has been certified as a LEED Platinum project by the US Green Building Council.

In addition to its MIPIM award, during 2019 One Museum Place was awarded first prize in the Outstanding Engineering Design Award organised by the Shanghai Municipal Engineering Design Institute, as well as receiving third prize in the (Public) Architectural Design Awards conducted by the China Engineering and Consulting Association.

Also during last year, One Museum Place received recognition for hosting a set of original artworks by noted contemporary artist Ding Yi. A pioneer of China’s new wave art movement, Ding created facades displayed on the exterior walls of One Museum Place which link the building’s place in Shanghai’s high tech skyline with the garden courtyard which merges into the Sculpture Park.

Connectivity, Wellness and Commitment

One Museum Place’s success can be attributed to the care that Hines put into all steps of the design and development process, from choosing the location, down to looking after the air that tenants breathe.

To make the project convenient for commuting, the tower connects directly to Shanghai’s metro Line 13, which intersects with the West Nanjing Road station on Lines 2 and 12 just one station to the south. Also on Line 13, commuters can travel directly to Huaihai Road and the Xintiandi station that it shares with Line 10.

Above ground, the office tower has freeway access from the North-South elevated road which borders the site, as well as connecting to some of Jing’an’s principal urban access routes along Xinzha Road, Beijing Road and Shimen Road.

Within the project itself, tenants have access to a variety of dining and other retail options in One Museum Place’s retail pavilion, which connects directly to the office tower through the fully enclosed glass atrium known as the Winter Garden.

While in their offices, tenants are kept healthy with the help of a ventilation and filtration system which maintains One Museum Place’s indoor air quality within international standards for levels of PM 2.5 particulates.

With the first year of One Museum Place now completed, Hines executives are now looking to the future of the 250-metre-high landmark. “While we have succeeded in leasing most of the space available at One Museum Place, we are continuing our efforts to make this project a place where local professionals aspire to work, and which world-leading companies are proud to call home,” Hines’ Joshua Lindberg, Director of Leasing said.
