VentuNext breaks ground on Next Tep Logistics Park in Rayong, Thailand

VentuNext, a newly established industrial real estate investment and development platform focused on delivering high-quality logistics and industrial assets in Thailand and Southeast Asia, recently marked a significant milestone with the groundbreaking ceremony of its first logistics park project, Next Tep Logistics Park Rayong, officially commencing construction in Rayong Province, Thailand.

The project is a built-to-suit (BTS) sorting centre developed exclusively for J&T, marking the formal launch of a strategic partnership between VentuNext and one of Asia’s leading logistics service providers. With a total gross floor area of approximately 30,000 square meters, the facility will serve as a major sorting and transfer hub, supporting high-efficiency parcel processing and regional distribution operations.

Located in Rayong—one of Thailand’s most important industrial and logistics clusters within the Eastern Economic Corridor (EEC)—Next Tep Logistics Park Rayong benefits from strong connectivity to major highways, ports, and manufacturing bases. The project reflects VentuNext’s focus on delivering institutional-grade logistics infrastructure tailored to the specific operational needs of high growth tenants.

“We are highly confident in the outlook for Thailand’s industrial real estate market over the coming years, and firmly believe that VentuNext will deliver leading development and asset management capabilities that create exceptional value for both investors and clients,” said Pengtao Zhang, Managing Director of VentuNext.

Looking ahead, VentuNext is actively negotiating several additional built-to-suit logistics projects with leading occupiers. The company expects to deliver approximately 150,000 square meters of new logistics and industrial facilities in 2026 and plans to develop up to 1 million square meters of high-specification logistics and industrial facilities over the next five years. In parallel, VentuNext has recently secured two additional high-yield built-to-suit projects, which are expected to rapidly expand the platform’s assets under management to THB 1 billion, further strengthening its development footprint and long-term commitment to Thailand’s logistics and industrial real estate market.

VentuNext operates as a fully integrated industrial real estate investment platform, with end-to-end capacities across the entire investment life cycle, including fund raising, investment structuring, project development, asset management, operations, and exit execution. The VentuNext team is comprised of professionals from tier-one global industrial real estate development and investment platforms, bringing deep institutional experience and disciplined execution standards to every stage of the value chain.

Designed to meet modern logistics standards, the project emphasizes operational efficiency, scalability, and long-term functionality. As VentuNext’s inaugural development, Next Tep Logistics Park Rayong underscores the company’s commitment to tenant-driven design, disciplined execution, and long-term partnerships.

The groundbreaking ceremony on 28 January 2026 represents VentuNext’s official entry into the logistics real estate sector and establishes a strong foundation for future projects across Thailand and Southeast Asia.
