
Henderson Land Development won the title for Best Developer (Asia) at the ceremony held in Bangkok
From premium residences to forward-thinking retail and eco-conscious development, the 2025 PropertyGuru Asia Property Awards for Mainland China, Hong Kong and Macau honoured winners at an exclusive luncheon and ceremony held on Friday, 12 December at The Athenee Hotel in Bangkok.
The 12th edition of the awards celebrated real estate excellence in many forms, including landmark commercial towers, next-generation retail destinations, and luxurious homes. The accolades also recognised ESG initiatives and outstanding contributions from leading property developers, joint ventures and design practices throughout Greater China.
The PropertyGuru Asia Property Awards (Mainland China) set high standards for development and design this year with Xiamen Wan Xia Tian Cheng Real Estate Development Co., Ltd recognised as winner of the Best Landmark Development award for Mainland China for its King One project.
Retail stood out among the most competitive segments in Mainland China with CAN Design scoring a win for Best Retail Development in the country for its JLC project. Lead8 claimed the title for Best Retail Architectural Design in Mainland China for its Shanghai Qianwan Incity Mega project, as well as taking home the Best Retail Interior Design award for the country with its Nanjing Jinling Place effort.

The 2025 PropertyGuru Asia Property Awards for Mainland China also recognised architectural innovators such as Benoy, which won the Best Mixed Use Architectural Design award for Mainland China with its Nanjing Alibaba Center, and Sybarite Architects, which took home the Best Completed Retail Architectural Design prize for Mainland China with its SKP Wuhan project. J&A Design was awarded Best Office Interior Design for Shanghai Midea Global Innovation Park.
Buoyed by strong performance across multiple categories, Henderson Land Development Company Limited was crowned Best Developer at the 2025 PropertyGuru Asia Property Awards for Hong Kong and Macau.
Sustainability took centre stage this year, with Properties Sub F, Limited, a joint venture of Hongkong Land Group and Shun Tak Development Limited, taking both the Sustainable Design Award and Sustainable Construction Award and the prize for Best Green Commercial Development for Hong Kong and Macau with its One Central Macau Revamp.
Henderson Land further excelled by winning Best Condo Development in Hong Kong for 33–47A Elgin Street as well as being recognised for Best Mixed Use Development in Hong Kong and Macau for its Highwood – 70 To Kwa Wan Road project.

The Legacy claimed tje award Best Ultra Luxury Condo Interior Design
The company also earned joint wins with New World Development Company for The Legacy – 8 Castle Road, Mid Levels, which received both the Best Completed Ultra Luxury Condo Development prize for Hong Kong and Macau and the title for Best Ultra Luxury Condo Interior Design for Hong Kong and Macau.
Xiangyuan Property Development Limited won Best Lifestyle Condo Development in Hong Kong and Macau and Best Clubhouse Interior Design in the two cities for its The Zenith project.

The winners from Mainland China were selected by an independent panel of judges composed of Ken Ip, chairman of Asia MarTech Society; Ray Chou Kuang Ming, founder and creative director, Vermilion Zhou Design Group; Coco Lin, principal and project director, B+H Consulting International Inc.; Frankie Liang, founder, WAD; Guo Nu, founder and design principal, AUD Architect and Urban Design; James Woo, executive director and co-head of valuation with the China Valuation & Advisory Services division for China at Colliers; Luo Minjie, founder and chief architect, Urban-Rural Revitalization Construction Institute; Wang Shaoqing, founder and chief designer, CLV.DESIGN; Wells Wang, director, Cushman & Wakefield (Shanghai); and Zino Helmlinger, executive director and head of retail, CBRE.

The winners from Hong Kong and Macau were selected by an independent panel of judges composed of Paul Tse, president of the Macao Association of Building Contractors and Developers; Bernie Devine, senior regional director, Asia Pacific, Yardi Systems, Inc; Gregory Ku, Independent Property Professional; Jimmy Wardhana, co-founder and principal architect, JWCC Architecture Co. Ltd; Kam Hung Yu, past president, The Hong Kong Institute of Surveyors; Sr Edmond Yew, senior vice president, Lai Fung Holdings Limited; and Vincent Cheung, founder and managing director, Vincorn Consulting and Appraisal Limited.
Baicheng Tax Services – HLB China, led by general manager Eric Dong, supervised the judging process of the Awards in Mainland China. HLB Hodgson Impey Cheng Limited – HLB Hong Kong, led by director Jack Tien, supervised the judging process of the Awards in Hong Kong and Macau.
