Panel: Logistics Investment in Asia’s Emerging Markets 2025 MTD TV APAC Logistics Forum 2025

Asia’s emerging logistics markets continue to draw strong investor interest, supported by resilient occupier demand and long-term growth potential. In India, logistics leasing reached 9 million square feet in the first quarter of 2025, a 15 percent year-on-year increase, according to Colliers. Investors are responding to this growing demand by ramping up their industrial strategies, with Logicap, backed by Rava Partners, last month expanding its joint venture with Mitsubishi Estate to a portfolio of over 5 million square feet of Grade A warehouse projects across key Indian locations.

In Southeast Asia, rising tariffs and ongoing trade tensions are accelerating supply chain diversification and fueling demand for modern logistics infrastructure. With seven major projects in Malaysia, Singapore-based Equalbase is capitalising on cross-border initiatives tied to the Johor-Singapore special economic zone as well as serving a growing cohort of international investors pursuing Malaysian strategies, through initiatives like its RM 8 billion ($1.7 billion) partnership announced late last year to develop a five million square foot logistics hub in Johor Bahru together with Malaysian local conglomerate Sunway Group.
