As Australia nears the end of its repricing cycle, international capital is increasingly targeting the market, with investment volumes reaching $20.2 billion in 2024 — a 35 percent year-on-year increase, according to JLL. Meanwhile, housing affordability challenges continue to drive interest in the build-to-rent (BTR) sector.

Dutch pension fund APG Asset Management has played a key role in Australia’s rental housing market, investing in the country’s largest student housing operator Scape, and serving as a founding investor in Greystar’s first Australia BTR fund. UK-based M&G Real Estate has also expanded into the sector through a A$450 million ($336.8 million) partnership with local developer Novus.

Earlier this month, Local: Residential, backed by Macquarie Asset Management, announced a A$270 million ($167.8 million) apartment project in central Melbourne to address the city’s housing undersupply. As the market matures, demand for higher-quality rental housing is rising, with developers like Home delivering over 1,500 apartments in operation and 1,000 under construction in Sydney and Melbourne’s most sought-after neighborhoods.
