Brookfield Raises $6B for Distressed Fund and More Asia Real Estate Headlines

Asset management giant Brookfield announces nearly $6 billion in commitments to its largest-ever real estate fund, with that story leading today’s headline roundup. Also making the list, Singapore’s CapitaLand Development expands its partnership with Vietnamese builder Vinhomes and Brookfield India REIT reports higher operating income.

Brookfield Raised $6B for Distressed Property Fund in Q1

Brookfield Asset Management raised nearly $6 billion for its new real estate fund in the first quarter, one of the largest-ever quarterly fundraising hauls and a sign of growing investor appetite for distressed commercial property.

The firm’s success at tapping pension funds, endowments and other institutional investors shows that the beleaguered commercial real estate market may be hitting a bottom. CapitaLand Development Expands VN Partnership With Vinhomes

Singapore’s CapitaLand Development has expanded in Vietnam with two major moves: a strategic collaboration agreement with local developer Vinhomes and the unveiling of The Fullton, an $800 million low-rise residential project in Hung Yen province.

Vinhomes and CapitaLand Development aim to create sustainable, long-term value within Vietnam’s real estate market, the Singaporean builder said Monday. Read more>>

Brookfield India REIT Boosts Operating Income 16%

Brookfield India Real Estate Trust reported a 16 percent year-on-year rise in net operating income for the first quarter to INR 4.9 billion ($58 million) as distributions grew 10.5 percent to INR 3.2 billion, representing a per-unit distribution of INR 5.25.

In the full financial year of 2024-25, net operating income climbed 37 percent to INR 18.5 billion while distributions for the year totalled INR 10.5 billion, or INR 19.25 per unit, up 8.5 percent. Read more>>

Frasers Hospitality Trust Posts 6% Dip in Distributions

Frasers Hospitality Trust on Tuesday posted a 6 percent year-on-year drop in distribution per stapled security to S$0.010257 for the six months to 31 March.

The decline was attributed to lower net property income and higher finance costs arising from the refinancing of borrowings in a higher interest rate environment. Read more>>

FLCT Distributions Fall 13.8% as Commercial Assets Struggle

Frasers Logistics and Commercial Trust on Wednesday posted a 13.8 percent year-on-year drop in distribution per unit to S$0.03 for the six months to 31 March.

This decline reflects transitional challenges in the commercial portfolio and foreign exchange volatility in a higher interest rate environment, according to the REIT’s manager. Read more>>

Acrophyte Hospitality Trust Revenue Falls 7.7%

Acrophyte Hospitality Trust’s revenue for the first quarter of 2025 fell 7.7 percent year-on-year to $33.5 million.

In a business update on Wednesday, the managers attributed the result to an 8.3 percent year-on-year reduction in portfolio size. The stapled group now operates 33 hotels across 17 US states. The managers also reported a 12.8 percent lower Q1 operating profit of $9.3 million. Read more>>

AIMS APAC REIT Achieves 4.7% Distribution Boost

The manager of AIMS APAC REIT reported higher distribution per unit of S$0.0493 for the six months to 31 March, up 4.7 percent from a year earlier, citing resilient operational performance.

The industrial trust’s revenue for the second half rose to S$93.1 million ($72.1 million) on strong portfolio performance and rental reversions, up 2.9 percent from a year earlier, the manager said Wednesday. Read more>>
