Singapore’s Tuan Sing Plans Redevelopment of Grand Hyatt Melbourne Podium

Tuan Sing Holdings has submitted a planning application to redevelop the retail podium of the Grand Hyatt Melbourne, which the Singapore-based firm owns.

Tuan Sing seeks to revitalise 121-131 Collins Street and 23-25 George Parade, currently comprising the 550-room Grand Hyatt hotel and various retail properties, into a retail and dining destination, according to a Thursday statement by the SGX-listed firm controlled by the Liem (or Nursalim) family.

The design calls for a revamp of the podium from levels 4 to 9B, introducing a “dynamic luxury retail and F&B precinct” in the Paris End commercial district of downtown Melbourne. Tuan Sing CEO William Liem said he envisioned the project setting a new benchmark for adaptive reuse in the Victoria state capital.

“The podium redevelopment at 123 Collins Street will redefine connectedness and activation at one of the most prominent intersections in Melbourne’s storied Paris End,” Liem said. “We’re embracing the opportunity to extend the life of an iconic building while enriching the public realm through thoughtful design and sustainability.”

Retaining Structure

The proposed redevelopment seeks to retain much of the existing podium structure, letting tenants and the Grand Hyatt continue to operate as usual, according to Tuan Sing.

The renovation will focus on sustainable adaptive reuse, including facade modifications, extensive refurbishment and reconfiguration of spaces, the firm said. The design aims to boost foot traffic with more inviting entrances at the property bounded by Collins Street, Russell Street, Flinders Lane and George Parade.

Upon completion of the project, which remains subject to regulatory approvals, the site will encompass 84,500 square metres (909,550 square feet) of gross floor area.

“With the right approach, this transformation can be an architectural statement of our environmental stewardship,” Liem said. “By reimagining rather than rebuilding, we’re pursuing an inherently sustainable vision that supports a thriving, connected, and culturally vibrant Melbourne for generations to come.”

Lodging Expansion

Tuan Sing’s hospitality portfolio also includes the Hyatt Regency Perth and Opus Bay, a development on Indonesia’s Batam island, off the coast of Singapore, which will include hospitality and luxury hotel elements.

In May, Tuan Sing agreed to buy Fraser Residence River Promenade, a newly built complex combining 72 serviced apartments with a trio of conserved warehouses, from fellow SGX-listed builder Frasers Property.

Tuan Sing positioned the deal for the property on Jiak Kim Street in Robertson Quay as a way to expand its footprint in the lodging sector. The complex, which is adjacent to Frasers’ 455-unit Riviere condo project and next to the Grand Copthorne Waterfront Hotel, will continue to be managed by Frasers Hospitality under the Fraser Residence brand.
